The sanity check before your big decision.
Whether you’re buying or building, we help you make sense of it.
Renovating or buying a fixer-upper? Before you commit, we review your quotes, drawings, surveys, and scope — so you don’t walk into a money pit.
At Horizon Project Lab, we step in before you build — or buy — to spot what’s missing, overstated, or unclear. We translate industry jargon into plain advice, flag hidden costs, and help you make smart calls on risk, scope, and budget.
Because once the money starts moving, guesswork gets expensive.
Whether it's a builder’s quote that feels a bit... hopeful, drawings that only work on paper, or a survey packed with vague warnings — we're the second brain that helps you see it clearly.
Calm. Experienced. Unafraid to call out nonsense.

About me
Hi!
I’m Andre Jalba — an architecture and construction professional with over a decade of experience across complex commercial builds and high-end residential projects. I run both Kay Moden, a design studio, and Homeobject, a boutique construction company — giving me a rare, balanced view of how projects really work, and where they often go wrong.
I started this consultancy to bridge the gap between ambition and reality in residential construction. Too many private clients are left navigating unclear quotes, vague drawings, and mismatched teams without proper support. After years of reviewing flawed builder quotes and seeing costly missteps up close, I felt compelled to offer a better way in — project by project.
This service is about risk assessment and clarity, before you commit. I review your plans, costs, and team setup with a sharp, experienced eye — helping you make confident, informed decisions before things get expensive.
Building is bold. My job is to help make it smarter.

Not a fan of pre-arranged portrait photoshoots, so this one was hard, but necessary (I guess..).
Hope you didn’t click on this.

Tier 1
Builder’s Quotes Review
Starting at £250
Get a professional second opinion on your builder’s quote — what’s missing, what’s vague, and what might come back to bite you later. We highlight gaps, inflated costs, and unclear allowances so you get a clearer view of what you're being asked to pay for.
Tier 2
Tier 1 + Design Information Review
Starting at £350
We look at your design drawings alongside the quote to check if the two align — and if what’s drawn can actually be built without surprises. It’s about catching disconnects between scope, layout, and pricing before they become on-site problems.
Tier 3
Tier 1&2 + Strategic Review
Starting at £450
This is the big-picture review. We assess whether the whole project makes sense to build — from phasing and practical risks to builder credibility and scope ambition. If needed, we’ll jump on a call to walk you through next steps, clearly and calmly.
Homebuyers
Survey Review
£250
We read between the lines of your survey report — pointing out what’s serious, what’s standard, and what might cost more than it sounds. No drama, no sugar-coating — just a clearer view of what you’re walking into.
Condition and Works Review
£250
Planning to renovate after you buy? We’ll review photos, plans, and whatever info you’ve got to assess the likely scope — and highlight what might be more complicated (or costly) than expected.
Alteration Viability Review
£350
We review the property’s potential for extensions, lofts, and layout changes — plus any hidden planning risks like conservation areas or TPOs. Clear, early insight into what’s possible and what’s not.
